In addition to the minimum requirements of a basic HIP, sellers can choose to have additional information included in the pack. These reports may be added because they will make the house easier to sell or because they will mean that the sale will progress more quickly.
Area Information
This report provides information to buyers about the wider area around a property. Council Tax bandings, local schools, shops and amenities together with information on the kind of people living in the area could all be useful to a buyer.
Environmental Report
Over 90% of solicitors require this information so including the report in the HIP means that the buyer and their solicitor won’t need to wait for a report or pay for an additional element. This could make the property more ready for sale.
Flood Report
The coverage that the media has given to the increased risk of flooding means that buyers are more aware than ever of flood risks. If you are in a flood risk area you cannot do anything about that but including a report in the HIP will reassure buyers of exactly what the risk is if any.
